We were asked to turn an unused attic in a detached family home on York Road, Cheam, into a bright new bedroom and bathroom. Using the Velux loft conversion method, our goal was to make the most of the space, bring in more natural light, and add value to the home, all while keeping the work simple and staying within the original roofline.
The Challenge
The house already had plenty of space downstairs, with several reception rooms, bedrooms, and utility areas. But like many older Sutton homes, the second-floor attic was unused and hard to reach. The owners were looking for:
- A bright, comfortable additional bedroom
- A modern bathroom on the top floor
- A solution that would avoid major structural work and lengthy build times
- A design that wouldn’t detract from the existing character of the house
The roof was in good condition and had the right pitch, making it ideal for a Velux loft conversion.
Our Approach
Instead of adding dormers or building an extension, we chose to use Velux roof windows. This let us:

- Keep the original roofline, so planning was simple
- Maintain the home’s external appearance without bulky structural modifications.
- Finish the work quickly, with less mess and lower costs
Here’s what we did:
- Reinforcing and insulating the existing loft floor to building regulations standards
- Built and finished the new bedroom to make the most of the headroom
- Put in a fully tiled bathroom with up-to-date fixtures, plumbing, and good ventilation
- Fitting multiple Velux roof windows for light, fresh air, and views.
A big plus with a Velux loft conversion is that it usually doesn’t need full planning permission. We handled all building control paperwork, arranged inspections, and ensured everything complied with the latest safety rules.

The conversion has been completed. The new loft rooms have made a real difference to the top floor, giving the owners: a bedroom — ideal for use as a guest room, office, or children’s room
