We carried out a major loft conversion at a detached family home on West Drive, South Cheam, a popular residential street in SM2. The house had a large attic with good headroom and plenty of potential, but it was not being used. The homeowners asked us to create two comfortable bedrooms and a modern bathroom within the existing roof.

The Challenge
The house already had six main bedrooms and plenty of living space, but the attic was just used for storage. It was dark, unused, and separate from the rest of the home. The owners wanted:
  • Two additional bedrooms for growing children,
  • A contemporary shower room,
  • Natural light and ventilation throughout the new rooms,
  • Minimal impact on the home’s external appearance and structural integrity.
We needed a solution that would meet planning rules, keep the character of the traditional house, and make the most of the roof space.
Our Approach
Our team started by carefully checking the roof structure. Since the roof pitch and size were right, we designed the conversion to use all the attic space without changing the roofline.

Planning & Regulations
Because of our careful design, this loft conversion did not need full planning permission and was allowed under permitted development rights. This simplified the approval process. We handled all building regulations paperwork and worked with Sutton's local authorities on inspections.

The completed loft now offers:
